Zander Court sits within the Avebury Estate, a low-rise scheme drawn by the LCC Architects’ Department in 1967 around St Peter’s Church. The church was built in 1838 by Edward Blore, architect of the east front of Buckingham Palace, and was one of the few structures in the immediate area to survive the Blitz. The estate’s blocks gather around it and share a piscine convention in their naming, a nod to St Peter’s patronage of fishermen.

The architect owners have reconfigured the 482 sq ft interior around a central service core that contains the kitchen and bathroom. Concealed storage and wardrobes are worked into the depth of the hallway and continue through the bathroom and kitchen, keeping the plan free of visual clutter. The arrangement gives the south-facing living room full daylight, with the bedroom and adjoining study set to the north.

Materials echo the utilitarian language of the building. Poured concrete tiles run underfoot. The kitchen carries stainless steel countertops, with timber panelling worked into the storage walls. The original Crittall windows have been retained and restored, framing views across the estate’s communal grounds.

Broadway Market and Columbia Road sit close by, both rich with independent shops and cafes. Local favourites include Pavilion Bakery, Brawn, The Royal Oak and Campania & Jones. Hackney Road has gathered a growing run of independent design shops, including Klei for ceramics by UK makers and M Kardana for twentieth-century furniture and objects. Haggerston Park lies a few minutes’ walk to the north.

Bethnal Green and Old Street Underground stations are equidistant. Hoxton and Shoreditch High Street offer Overground services nearby.
