Elderfield Road

A double-fronted, four bedroom Victorian end of terrace on a quiet street in Lower Clapton, built in the early 1870s. A mature wisteria and tiered front garden lead you up to the entrance, the front door set within a round-arched case with a decorative fanlight. Door and window surrounds are picked out in a soft slate blue against the yellow stock brick.

The house broadens towards the rear, an end-of-terrace quirk that gives the lower-ground reception and the garden beyond an unusual sense of space. Inside, it has been kept simple and light across three floors, with an industrial character throughout. Original floorboards have been stripped back and brick left exposed, while shuttered windows and cast iron radiators run through the house.

The lower ground floor runs almost the full depth of the house as a single reception and kitchen. On the raised ground floor, the largest front room is currently used as a bedroom, though with its wood-burning stove it works equally well as a second reception room. A handy shower room and WC sit alongside. Bedrooms are arranged over the raised ground and first floors, and an expansive bathroom on the first floor holds a roll-top bath and a generous enclosed shower.

The lower ground reception opens through timber-framed bi-folding doors onto a paved courtyard held by rendered slate-blue walls, from which steps lead up to the main garden. Well established and green, it is framed by mature trees and climbers against the surrounding brick. In all the house extends to 1,647 sq ft across its three floors.

Lower Clapton has become one of East London’s most characterful corners, its streets lined with independent shops, cafés and restaurants. Chatsworth Road, a short walk away, is at the heart of it, with its long-running Sunday market and local favourites such as Leo’s and L’Épicerie, while the Castle Cinema sits close by. The street has its own pub too, The Elderfield.

Much of the area’s popularity has grown around its proximity to East London’s largest open spaces. The house sits just a few minutes’ walk from Millfields Park and the River Lea towpath, which open onto the wide expanse of Hackney Marshes and the walking and cycling routes that follow the Lea north through Walthamstow Marshes and beyond.

Clapton Overground runs direct to Liverpool Street in around ten minutes, with regular buses into the City and Shoreditch.
